Berkeley MF Files SB 35 Streamlined Approval, After Five-Year Process
The recently enacted state law, SB 35, was used to move the development of a Berkeley, CA housing project forward. West Berkeley Investors, a subsidiary of Danville, CA-based Blake Griggs Properties, wants to build a 260-unit multifamily community that will include 50% affordable housing on a parking lot at 1900 Fourth Street.
The property would also include 27,500 square feet of neighborhood-serving retail and restaurant space, as well as a community park area and community center. The developer plans to incorporate sustainable design principles, adhere to “Build It Green” certification requirements, and incorporate water efficiency measures.
It would be the first project requesting streamlined approval under SB 35, which allows certain multifamily affordable housing projects to move forward quickly if local jurisdictions don’t meet regional housing needs. The developer notes SB 35 requires the city to approve the project within 180 days.
