Bergen Office Changes Hands from Onyx/Harrison to TAK/Bergman

Seven months after acquiring a four-building office portfolio from Mack-Cali in Bergen County’s biggest commercial property sale of 2017, Onyx Equities and Garrison Investment Group have traded one of the properties in an off-market deal. A Colliers International team led by Jacklene Chesler arranged the sale of the 218,500-square-foot 365 W. Passaic St. in Rochelle Park, NJ to a structured joint venture between TAK Group and Bergman Real Estate Group.

Deal terms were not disclosed. “This is a well-located, quality office property with significant upside potential via lease-up of its available space,” Chesler noted. “The price provides the new buyer with an attractive opportunity to leverage its value-add position.”

The five-story building is 77% occupied. Chesler’s team also included Patrick Norris, Matthew Brown and Angelo Vitale.
