Barings Delivers $100M Construction Loan for Atlanta Creative Office Development

The Allen Morris Company secured a $100 million construction loan for the development of Star Metals Offices, a 14-story, roughly 267,237-square-foot creative office building in Atlanta. The West Midtown submarket project also includes nearly 40,000 square feet of retail space.

HFF’s Geoff Goldstein, Gregg Shapiro and Matt Casey placed the floating-rate construction loan with Barings LLC, on behalf of institutional investors, and Bank OZK.

The site is located at 1055 Howell Mill Rd., in a submarket that features the largest concentration of creative office inventory in the city and near Georgia Tech, Tech Square, Buckhead, The Battery and SunTrust Park.

The structure will include seven floors of office space with outdoor terraces perched on top of a six-floor podium with parking and ground floor retail. Roughly 227,530 square feet of office space will be strategically designed to maximize creativity and collaboration within today’s modern workplace, and has been 25% preleased to Spaces, a co-working group.
