Baltimore-Based St. John Properties Reveals Harrisburg Mall Redevelop Plan
Baltimore-based St. John Properties plans to redevelop Harrisburg Mall in Dauphin County, PA., into Swatara Exchange, a mixed-use business community. The demolition phase is expected to conclude by 2025. The project will incorporate spaces like single-story offices, flexible ‘flex/R&D’ sections, and retail zones.
The plan includes single-story multi-use/flex commercial space, inline retail, and new retail pad sites, with Bass Pro Shops and Applebee’s remaining operational. The redevelopment aims to generate 1,000 jobs and contribute $1 million annually in tax revenue, featuring 12 new buildings totaling 550,000 square feet.
“When formulating our long-term strategy for Harrisburg Mall, we factored in trends occurring throughout the retail industry, changing consumer shopping patterns, the local real estate landscape, and the greater Harrisburg economic climate,” stated Lawrence Maykrantz, president and CEO of St. John Properties. Demolition begins in March 2024, with grading and construction scheduled through late 2026.
