Bain Capital Renews, Upsizes in One of Boston’s Biggest Leases Since Pandemic

BXP said it signed an approximately 378,000-square-foot lease renewal and expansion with Bain Capital at 200 Clarendon St. in Boston. The length of the lease was not disclosed. Bain Capital is upsizing from about 316,000 square feet it occupied at the end of 2023.

The Boston Business Journal reported that the lease, one of the largest in Greater Boston since the pandemic, was a major win for BXP, which otherwise would have had to backfill nearly a fifth of the space in the city’s tallest building, at a time when many employers are looking to cut back on their footprint.

Conversely, the renewal was seen as a setback for Hines, the developer of South Station Tower, the building widely seen as BXP’s primary competition for Bain. Expected to open next year, the Hines tower will feature 700,000 square feet of office space. A Bain lease there would have filled most of that space and served as a selling point to other office tenants on the market, the Business Journal reported.
