Axiometrics: More Student Housing Deliveries

Dallas-based Axiometrics, which provides apartment and student housing research, has released its latest student-housing metrics, just in time for the fall, 2016 college/university semester. Approximately 47,700 beds from privately-owned, purpose-built student housing will be delivered for the 2016-2017 school year. Even better for student housing owners and managers is that the sector performed well during the fall 2016 leasing season.

Annual effective rent growth from fall 2015-fall 2016 was 2.3%, an increase from the 2.0% from the year before. The prelease rate was 83.4% versus the 82.2% year over year. Even with the new supply (much of it headed to southern universities), Axiometrics is forecasting rent growth to remain strong for the next five years, with occupancy to remain above 95%.
