Axiom Brings Escondido Retail to 100% Occupied

Axiom Retail Advisors, an Irvine, CA-based retail brokerage and consulting firm, arranged the leasing of Learn 4 Life and Bag O’ Crab at the 16,200-square-foot Vineyard Square in Escondido. The retail center is now 100% occupied.

Lea Clay Park and Stephanie Skrbin of Axiom Retail Advisors represented the landlord, Red Mountain Retail Group, and worked closely with Kristin Ambrose and Matt Pope on the Red Mountain team. Learn 4 Life was represented by Jason Smithson of NAI and Victor Aquilina of Lee & Associates represented Bag O’ Crab. Details on the terms and lease amounts are not available.

Located on the southwest corner of East Valley Parkway and Rose Street in Escondido, the neighborhood shopping center is shadow anchored by Albertson’s and shares access with a neighboring Home Depot Center.

Park said the vacant space was previously occupied by a pet supply store, which took up 7,000 square feet, and a 2,600-square-foot, second-generation restaurant. She noted that the center has some challenges, including limited visibility and a neighboring owner that left the former 24-Hour Fitness space vacant for several years, but it all worked out.

“Recognizing that the area is relatively saturated with retail, we focused on users that could serve the community and generate traffic at all hours of the day,” said Park.
