Avison Young Capital Markets arranged the $37.5 million refinancing of Azul Baldwin Park

Avison Young Completes $37.5M Refi of Orlando Apartments

Avison Young Capital Markets lead Principals Jay Maddox and Peter Sherman and Miami-based Principal George Vail have arranged the $37.5 million refinancing of Azul Baldwin Park on behalf of the owner, Beverly Hills-based Cores Management, Inc. 

The Class A luxury 178-unit apartment community is located at 4460 Lower Park Road in Orlando. The three-building multi-story complex features one-, two- and three-bedroom units, a resort-style pool and sundeck with outdoor kitchen, grilling area, and hotel-style cabanas. 

Azul Baldwin Park is next to Lake Baldwin and a few miles away from downtown Orlando. The property has consistently performed at 95-percent occupancy. 

“We are very pleased that Avison Young was able to deliver an outstanding result in response to a critical timing requirement and a challenging market. The team, time and again, continues to do an excellent job for us,” said Brenda Measamer, Portfolio Manager of Cores Management.

Angela Noote is a native of Northern California and graduated from Chico State with a degree in public relations. After college she moved to the Central Coast and worked first in ad sales then in editorial, eventually spending more than a decade as a print reporter and editor. She detoured into design work at a printer/publisher, and with a partner eventually opened a boutique full-service marketing agency. Moving into corporate communications, she built and managed several successful marketing teams in the hospitality, financial services, and nonprofit industries. Most recently she was an internal comms manager in the tech sector. After a long stint spent in Georgia (Go Dawgs), she moved to Baton Rouge, LA and has written for clients in the financial, luxury imports, higher ed, commercial cleaning, and medical equipment industries. Her son is a media arts major at the University of South Carolina, and her husband owns a comedy theater in Baton Rouge, where you can often find Angi teaching improv classes, leading corporate training events, or doing an occasional stand up set.
