Avison Team Markets Lenox Hill Rentals

The Tri-State Investment Sales Group for Avison Young has been named exclusive agent by Rome Group LLC to sell a residential rental property at 345 E. 65th St. in the Upper East Side’s Lenox Hill neighborhood. The asking price is $8,995,000.

James Nelson, principal and head of tri-state investment sales, along with director David Shalom and associate director Erik Karmitz, will market the five-story, 10,060-square-foot, fully-leased property. It features 20 apartments,16 of which are free market.

“This 100% leased residential asset has strong in-place cash flow, and will provide long-term upside for the new owner,” said Nelson. “The Lenox Hill neighborhood has experienced an influx of economic activity that continues to increase demand for residential space in the area.”

The property is comprised of nine one-bedroom, nine two-bedroom and two three-bedroom units. In addition to the 16 free market units, three are rent-stabilized and one is rent-controlled.
