AvalonBay Takes 73K-SF HQ Space in Ballston

AvalonBay Communities Inc. signed a roughly 73,000-square-foot lease at the The Shooshan Company’s and Brandywine Realty Trust’s 4040 Wilson development in Metro DC. The 22-story office building is the final phase of the Liberty Center development in Arlington, VA, and the first-of-its-kind mixed-use building slated to deliver in Ballston.

Brandywine Realty Trust’s Jerry Sweeney says, “AvalonBay’s decision to relocate its headquarters to what will be DC’s first vertical mixed-use development is a testament not only to the resurgent Ballston submarket, but to how forward-thinking companies are embracing community and innovative, smart and sustainable workplace design.”

The multifamily REIT will take space on four floors in Q2 2020, leaving roughly 117,000 square feet of office space available. The mixed-use building is now 50% pre-leased. Construction on 4040 Wilson is slated to begin in Q1 2018. JLL’s Herb Mansinne and Robert VeShancey represented the landlord.
