AvalonBay Closes on Development Site within Bishop Ranch

AvalonBay Communities has closed on the purchase of a 5.7-acre site at 6200 Bollinger Rd. in Sam Ramon from Sunset Development Company, clearing the way for construction of a new 456-unit rental community within Bishop Ranch. The Mercury News reported the acquisition price at $30.5 million. Construction is set to begin by the end of the month, with opening slated for late 2027.

The long-empty site will become Avalon San Ramon, comprising two five- and seven-story buildings linked by a breezeway. Amenities will include a fitness center, pool, work lounge, clubhouse, rooftop deck and a WAG Pet Spa.

“This project reflects our shared focus on high-quality housing that supports the broader vision for Bishop Ranch as a dynamic, walkable and connected neighborhood,” said Alex Mehran Jr., president and CEO of Sunset Development. “AvalonBay’s commitment to thoughtful design and long-term stewardship makes them an ideal fit for this site. We look forward to seeing this community take shape as activity begins.”
