AV Management Nabs SoHo Mixed-Use for $43M

Cushman & Wakefield arranged the sale of 73-75 Sullivan St., a newly constructed mixed-use property totaling 32,957 square feet and comprising 11 residential units and a ground-floor commercial space anchored by The Montessori School. The final sale price was $43,333,000.

A Cushman & Wakefield team of Dylan Walsh, Niko Nicolaou, Ryan Dowd and Andrew Berry represented the seller, 73-75 Sullivan Partners-1, LLC, and procured the buyer, AV Management.

“This sale underscores the continued demand for high-quality multifamily assets in core Manhattan neighborhoods,” said Walsh. “The property’s fully free-market status and prime SoHo location generated strong investor interest, reflecting the enduring strength of New York’s multifamily investment market.”

The property benefits from immediate access to multiple subway lines, including the C, E, 1 and 6 trains. Residents and commercial tenants enjoy proximity to world-class retail, dining and cultural destinations, as well as convenient access to parks, fitness centers and grocery stores, Cushman & Wakefield said.
