Austin Releases CodeNEXT Zoning Updates
Draft zoning maps were released this week that set the future of development in Austin. While not yet finalized, the maps are key parts of CodeNEXT, the city’s urban planning endeavor that promises to update and expedite the land development process.
Earlier this year, Austin released a new draft code, on which the new maps will be overlaid. The updates will govern development activities for decades to come, and include zoning types, such as a commercial district downtown and transit-oriented areas surrounding rail stations.
The maps are envisioned to provide new zoning tools, which will allow for increased residential density, as well as a greater mix uses in high-traffic corridors. The planning updates incorporate an additional 135,000 units of new housing to meet demand.
Following public review, comment and revision stages, the new code and zoning maps are expected to be submitted for final city approval by April 2018.
