Austin Oaks the Headline Act at Upcoming Council Meeting

The Austin City Council will soon hear a Public Utility District (PUD) rezone request that will turn an office park at MoPac and Spicewood Springs Road into a one-million-square-foot development known as Austin Oaks. The project, which is being planned by Spire Realty, has been controversial, with three postponements of the PUD rezone request. The main issues generating the friction are traffic, and the amount of affordable housing.

The Austin Oaks PUD is coming on the heels of Grove at Shoal Creek, which took a year of public hearings and mediation to reach an agreement. Austin Oaks has been under discussion for two years. The current proposal, which would feature 865,900 square feet of office space, 12,800 square feet of restaurant space, a hotel and 250 apartment units, is supported by the Northwest Austin Civic Association. However, a valid petition was filed, with more than 27% of surrounding neighbors objecting to the development.
