Aurora Apartments Acquired for $94.75M
Kennedy Wilson recently purchased The Fletcher Southlands, a 320-unit apartment complex at 22959 Smoky Hill Road in Aurora, for $94.75 million. The Denver Business Journal reports the seller was CBRE Global Investors, which purchased the property on behalf of a separate account client for $103.3 million in 2021.
The Fletcher offers one- to four-bedroom units that range from 855 square feet to 1,481 square feet. Amenities include an outdoor pool and spa, a game area, a sun deck with chaise lounges, a grilling area and an upgraded fitness center with Peloton bikes. Rents ran from $1,345 to $5,000 a month.
Built in 2001, The Fletcher Southlands sits along Smoky Hill Road near the Saddle Rock Golf Club and Aurora’s Southlands Mall south of Denver International Airport.
The apartment community includes 14 buildings on 23 acres.
In Colorado, the company also owns Griffis Marston Lake, a 332-unit apartment community in Littleton, along with the Rockrimmon apartments in Colorado Springs.
