Auburn Gresham Low-Rise Finds Buyer

Marcus & Millichap’s James Ziegler and Keith Zelenika arranged the sale of 7801 S. Ashland Ave., a 15,600-square-foot mixed-use property in the South Side’s Auburn Gresham neighborhood. The low-rise asset sold for $675,000, up about 13% from its 2017 sales price.

Ziegler, a first VP investments, and associate Zelenika, both of Marcus & Millichap’s Chicago Downtown office, had the exclusive listing to market the property on behalf of the seller.

Built in 1927, 7801 S. Ashland consists of one first-floor retail unit measuring 1,000 square feet, six one-bedroom/one-bath units measuring 700 square feet each, and 11 two-bedroom/one-bath units measuring 900 square feet. The property’s location in the Auburn Gresham neighborhood provides residents and customers with close access to the Dan Ryan Expressway, as well as CTA bus and train stops.
