Atlanta Firm Acquires 41 Acres, Plans Goodyear Spec Development

Atlanta-Based MDH Partners bought roughly 41 acres in Goodyear from Merit Partners for an undisclosed amount. The commercial real estate development firm plans to construct Gateway 303, a two-building more than 600,000-square-foot speculative industrial project.

MDH Partners’ Matt Gregory says, “Mid-size tenants have very few available options along the 303 Corridor, so Gateway 303 will provide them the needed supply to continue the area’s high-quality growth.”

One building is planned for 362,270 square feet and will feature 36-foot clear heights, as well as parking for 333 cars and 81 trailers. The second building will total 238,854 square feet with 32-foot clear heights, 268 car parking spaces and 43 trailer parking spaces.

Gateway 303 sits in a Foreign Trade Zone and is part of PV|303, a 1,600-acre master-planned business park.

CBRE’s Rusty Kennedy assisted the buyer and will lease the project, slated for delivery in late 2021. CBRE’s Pat Feeney and Dan Calihan represented the seller.
