At-Home Flex Space = More Value? Maybe Not . . .
With the share of the U.S. workforce working from home increasing over the past several years, home builders have an interesting opportunity to add to potential buyers. Specifically, houses with a value-add amenity such as a home office (or finished basement) can add some value.
At least, in theory.
Remodeling Magazine pointed out that a mid-range home office remodel ends up recouping 48.7% of its construction costs upon resale. And while adding a home office did recoup slightly more of an initial investment than a sunroom, it was behind that of a basement remodel (72.8%) or a mid-range attic bedroom (77.2%).
However, the universal design concept – involving spaces with a cross-functional value, such as a finished basement that can host overnight guests while leaving room for a desk and storage – are experiencing more attention.
