Arrow Arranges $15M Loan Secured by South Brooklyn Office/Retail Trio

Arrow Real Estate Advisors arranged a $15,000,000 loan secured by three fully leased retail and office properties located at 1113 Brighton Beach Ave., 2712 Emmons Ave, and 3145 Brighton 4th St. in South Brooklyn. The financing was arranged on behalf of a private family office by founder and managing partner Morris Betesh, managing director Justin Boruchov and SVP Morris Dabbah. A New York–based debt fund served as the lender.

“We are happy to announce another successful closing for one of our oldest client relationships,” said Boruchov. “It’s a pleasure to look back and see how we have assisted this private family office in obtaining efficient financing and facilitating steady growth in their real estate portfolio through the years.”

Despite ongoing liquidity constraints in the office sector and market hesitancy toward single-tenant restaurant assets, the Arrow team structured an efficient, cross-collateralized, non-recourse financing package to mitigate concentration risk. The bridge loan also provides flexible prepayment terms.
