
Aroga Real Estate Snags San Diego Office Building for $7.5M
CBRE has arranged the $7.5 million sale of 5657 Copley Drive, an 18,000-square-foot office building in the Kearny Mesa submarket of San Diego. Aroga Real Estate LLC purchased the property as part of a 1031 exchange from an undisclosed private seller.
Matt Pourcho, Matt Harris, Anthony DeLorenzo and Bryan Johnson of CBRE’s Private Capital Partners represented the seller in the transaction while VOIT’s Todd Holley represented Aroga Real Estate. The sale price amounts to $412 per square foot. “We continue to witness phenomenal demand from private 1031 capital despite rising interest rates,” said Pourcho in a news release.
The two-story building, located east of I-805 is within three miles of restaurants, banks, grocery stores and fitness centers. The property is fully triple net-leased to MRC, a document management company, and serves as their headquarters. The building features a marble entryway, EV charging and 85 parking stalls.
