ARCO/Murray Building 665K-SF San Marcos Warehouse Venture

ARCO/Murray broke ground on Phase One of a new 665,760 square foot industrial business park in San Marcos, Texas, in partnership with St. Clair Commercial Realty, Ledo Capital Group and leasing by Stream Realty Partners. The 3-building development will be completed using tilt wall construction and designed as single or two-tenant speculative industrial warehouses to support distribution and manufacturing businesses within the region.

The first phase includes the construction of Building C, a 377,300-square-foot industrial warehouse. Building C will offer 3,485 square feet of speculative office space, remote restrooms along the dock wall in the center of the building, partial dock levelers, and abundant power.

The remaining two buildings in the business park, Building A and B, will be developed in subsequent phases, one 204,000 square feet, and the other 84,000 square feet.

Phase one of the multibuilding business park is slated to be completed by Q2 of 2026. Stream Realty Partners is handling the leasing, and the park is actively seeking tenants.
