APEX Capital Realty Arranges $31M Sale of Edgewater Development Site

APEX Capital Realty has closed on a development site in the Edgewater submarket of Miami, FL for $30.7 million.

APEX’s Rani Hussami represented the seller, Northeast Twenty-Third Street, LLC, while the company’s Alex Tsoulfas and Jamie Rose Maniscalco represented the buyer, TF Second and 23rd, LLC.

The property on 2201 NE 2nd Avenue is composed of a single-land parcel spanning 1.64 acres, is zoned T6-36A-O and falls within a federally designated opportunity zone.

According to APEX, the site is an ideal property for TF Second and 23rd LLC as it is one of the last few available vacant land parcels in the area. Edgewater is accessible to downtown Miami, Brickell and South Beach and seeing a rush of innovative projects such as Melo Group’s twin tower apartments, Urban 22; Related Group’s 60-story tower, Casa Bella; and Crescent Heights’ development, Nema Edgewater.
