Apartments Listed in Bronx’s Fordham Neighborhood
Atlas Realty Group Partners (ARG) was named the exclusive sales agent for 2454 Webb Ave., a five-story, 36,000 square-foot walk-up with 36 occupied rent-stabilized apartments in the Fordham section of the Bronx.
ARG principal Shlomo Antebi is the lead broker for this assignment, which has a price target of $5,250,000 based on a capitalization rate of 6.35%.
The neighborhood offers easy access to three major subway lines, Fordham University, retail strip Fordham Road and the famed Arthur Avenue, also known as the Bronx’s “little Italy.”
“The large population of students and the scarcity of rent-stabilized housing has created a massive market for apartments in buildings like 2454 Webb Ave.,” Antebi said. “This building is literally a landlord’s dream due to the consistent, predictable income from middle-class renters who want to live in a safe, friendly and amenitized neighborhood near Fordham University or several major subway lines into Manhattan.”
