Another Large Industrial Project Gets Going in Phoenix

There is no stopping developers’ appetites for Phoenix-area industrial projects, especially ones over one million square feet. Trammell Crow Co. is the latest to announce construction on the first phase of an approximately 1 million-square-foot industrial park in Goodyear, Ariz. Cotton Lane Commerce Park’s first phase will comprise two Class A buildings, totaling 542,873 square feet, with completion scheduled for September 2024. Phase two will encompass 445,701-square-foot. At least ten Phoenix-area industrial projects are under construction of more than 1 million square feet.

Building A will encompass 279,961 square feet while Building C will total 262,912 square feet. Both are designed to accommodate multiple tenants, with divisible space starting from 50,000 square feet.

According to CommercialEdge data, Trammell Crow Co. funded the project with a $10.4 million construction loan provided by Western Alliance Bank. The development team includes Butler Design Group as architect and Willmeng Construction as general contractor.

The property has access to Union Pacific Railroad service. CBRE‘s Pat Feeney leads a team that will market the project.
