Anchor Health Snaps $46M Off-Market MOB in Healthcare-Heavy South FL
Colliers and Avison Young have closed on the $45.5-million ($475psf) sale of Crossroads III, a Class A medical office building in Plantation, FL.
Mark Rubin, Bastian Laggerbauer, and Jake Stauber with Colliers collaborated with Justin Cope and Greg Martin of Avison Young in representing the buyer, Charlottesville, VA-based Anchor Health Properties.
The 95,777-square-foot facility is leased long-term to the University of Miami Hospital.
“This was a prime opportunity for the buyers to acquire a class A medical office asset leased by a credit long-term tenant, off-market, prior to the asset being widely marketed,” said Laggerbauer. “The buyer already owns another asset leased by UM.”
According to Colliers, limited medical office construction keeps supply tight and rents competitive in Plantation, currently at $32.28 per square foot gross. The outlook remains positive as the healthcare needs in South FL continue to expand with population growth.
Anchor Health Properties has $1 billion of completed development projects, 7.5 million square feet under management, and $2 billion invested in healthcare facilities.
