Anchor Health Properties Adds Two MOBs to Its GA Portfolio
Charlottesvile, VA-based Anchor Health Properties has purchased a medical office building in Atlanta and another in Athens, bringing its GA portfolio to 16 assets and nearly 700,000 square feet of owned and managed healthcare properties.
The company acquired 905 Brookside Parkway, a three-story, 82,605-square-foot multi-tenant MOB in Alpharetta. The facility is 100% occupied and near the Northside/Alpharetta Medical Campus.
The purchase is a joint venture between Anchor’s co-managed equity fund, Chestnut Healthcare Fund II, and funds managed by global investment firm Carlyle. Colliers provided sales advisory services, and Truist Bank provided debt financing services.
Anchor also acquired 2021-constructed 101 Prince Avenue in Athens. The 28,900-square-foot MOB is 100% occupied by Piedmont Athens Regional Medical Center. The deal involved a joint venture with an institutional equity partner.
The asset is the first in a two-phase development reflecting the tenant’s requirement to expand and consolidate facilities for several surgical groups.
