American Tire Distributors Leases 756K SF

American Tire Distributors signed a deal with Hillwood Properties to take down a 756,000-square-foot warehouse in the Alliance Gateway industrial development at 300 Freedom Dr. in Roanoke, TX. Adam Faulk and Ryan Browder, with Jackson & Cooksey, negotiated the lease with Tony Creme and Bill Burton of Hillwood. American Tire will move into the warehouse early next year.

The company’s set-up will create approximately 60 jobs, while the warehouse, near Interstate 35W, provides solid infrastructure, with major highways and the BNSF Railways’ Alliance Intermodal Facility nearby. Additionally, the building is in a foreign trade zone, meaning distributors can store merchandise without paying taxes. According to Creme, speed to market was an important factor in the tenant’s decision.
