American Specialty Health (ASH) is taking up where Mercedes-Benz Financial Services left off, leasing 164,000 square feet at Heritage Commons IV. ASH, a specialty health organization that provides benefits management services, signed the lease with building owner Griffin Capital Essential Asset REIT.

The Class A office building at 13650 Heritage Pkwy. in Fort Worth, is situated in Hillwood’s 26,000-acre AllianceTexas mixed-use development. Steve Aldrich and Ian Kinne with Hillwood represented the landlord. Jenny Schreiner and Jon Altschuler of Altschuler and Co. represented the tenant.

Mercedes-Benz Financial will soon relocate to a new, 200,000-square-foot build-to-suit at 14372 Heritage Pkwy., leaving Heritage Commons IV available for ASH. According to a statement from ASH’s George DeVries, the asset offered a move-in ready facility, as well as access to a “talent-rich labor market,” residential options and lifestyle amenities.
