American Realty Advisors Acquires Atlanta Asset

Dallas-based Trammell Crow Company, in partnership with Allstate, divested Phase I of King Mill Distribution Park in Atlanta, GA through real estate investment manager CBRE Global Investors. The 44-acre site features an 846,496-square-foot Class A speculative industrial building that was acquired by Glendale, CA-based American Realty Advisors (ARA).

ARA’s David Willett says, “We were attracted to King Mill Distribution Center based on the region’s rapid growth, a healthy diversification of local industries, and the asset’s accretive in-place cash flow.”

The building, which sits in the I-75 South Atlanta submarket, is fully leased to Wayfair, a Boston-based e-commerce retailer specializing in home furnishings and décor.

Trammell Crow’s Mark Dishaw notes, “Wayfair has brought more than 150 jobs in logistics and fulfillment to the area, and we are pleased to have been part of this growth in Henry County.”

CBRE’s Frank Fallon and Chris Riley represented the seller in the transaction.
