Amazon Subleases 193K SF of Office at 237 Park Ave.

Amazon has inked its third Manhattan office lease since November, the New York Business Journal reported. The latest deal is a 193,000-square-foot sublease at 237 Park Ave., owned by a partnership of RXR and Walton Street Capital.

The latest lease signing comes as the online retailer is calling employees back to the office five days a week. Amazon previously partnered with WeWork to take 112,000 square feet at 5 Manhattan West and 304,000 square feet at 330 W. 34th St.

Although Amazon confirmed its 237 Park sublease to the Business Journal, it didn’t identify the sublessor. However, the Business Journal reported that VML is expected to exit the building, having put its 193,000-square-foot office space there on the sublease market in September 2022. 

The Amazon deal comprises a large chunk of available office space at 237 Park. Listings now show about 34,000 square feet of office space being marketed as available, reported the Business Journal.
