Amazon Signs 324K-SF Warehouse Lease in NC’s Research Triangle Park

Amazon.com signed a lease to take down the 324,838-square-foot lease Centerpoint I industrial building on T.W. Alexander Drive, in Durham, NC’s Research Triangle Park. The deal, involving Duke Realty as a landlord, was the largest warehouse lease in the area so far in 2016.

Amazon also leases space in a building at 3200 Bush St. in Raleigh, NC. That is where it has its local base of operations for the Amazon Prime Now same-day delivery service.

NAI Carolantic’s mid-year report noted that the overall vacancy in the market (which includes industrial, warehouse and flex space buildings) is at 9%. Jimmy Barnes with NAI Carolantic, who brokered the transaction between Amazon and landlord Duke Realty, indicated that 10% or 11% vacancy is the sign of a healthy market.
