Alterra IOS Acquires Riverside Facility with Dual Rail Service

Alterra IOS has acquired a 13.89-acre industrial outdoor storage facility in the Eastern Inland Empire submarket of Riverside, located at 1595-1600 Columbia Ave. The company acquired the site, which is 100% leased to one of the largest privately held building materials suppliers in the U.S., from Greenlaw Partners.

Colliers’ West Industrial Capital Markets Team of vice chair Michael Kendall, SVPs Gian Bruno and Kenny Patricia and associate Kylie Jones, in partnership with vice chairs Mark Zorn and Cory Whitman exclusively marketed the property and led the disposition and acquisition process on behalf of both parties.

“This deal marks a successful round-trip transaction for Greenlaw Partners, which had executed its value-add business plan after acquiring the asset in 2022 and subsequently leasing the property to a leading national tenant,” said Patricia.

The property features 13 structures totaling 54,583 square feet of building improvements. As one of the few IOS facilities in the region with dual rail service to both Union Pacific and BNSF, the property offers seamless access to Southern California’s primary logistics corridors.
