Alpha Realty Markets East Flatbush Portfolio

Alpha Realty has been retained as exclusive broker to sell a four-building portfolio in the East Flatbush neighborhood of Brooklyn. Consisting of 101 Belmont Ave., 980 Rutland Rd., 296 Legion St. and 3324 Tilden Ave., the mixed-use portfolio consists of 14 free-market rental apartments and four commercial units.

The four-building package is priced at $5.1 million, representing a 6.4% cap rate. Alpha Realty’s Brooklyn team of Lev Mavashev and Danny Aminov are spearheading the assignment.

All four buildings have been fully gut renovated in the past two years, Alpha Realty says.  In addition, all four are under a protected tax class, limiting the property tax increases.
