Alpha Realty Lists Boerum Hill Package
Alpha Realty has been retained to sell a package of mixed-use buildings in Brooklyn. They include 348 Atlantic Ave. and 336 State St./75 Hoyt St., both located in the Boerum Hill neighborhood.
Alpha Realty’s Lev Mavashev and Daniel Aminov are spearheading the assignment. The portfolio is priced at $13,500,000, or just shy of a 6% cap rate.
348 Atlantic Ave, built in 1910, consists of six apartments above two commercial units, totaling 6,600 square feet. The four-story walk-up is equidistant to the LIU-Brooklyn campus and the Barclays Center.
A block north lies 336 State St./75 Hoyt St., a three-story walk-up. This pre-war brick construction consists of four apartments above three stores totaling 5,200 square feet.
Both corner buildings are unregulated with all units 100% free-market. All 10 apartments, along with the common areas and hallways, have undergone a full gut renovation with high-end finishes.
