AI Infrastructure Provider Inks Big Lease in Fremont

Aivres, a leading provider of data center and AI infrastructure solutions, signed a 270,828-square-foot lease for 47550 Kato Rd. in Fremont. The company will occupy the building on Kato Road to expand its manufacturing capacity, further cementing Fremont’s status as the Bay Area’s manufacturing hub.

Colliers EVPs Ed Hofer, SIOR, and Casey Ricksen, SIOR, represented the landlord, Fortress Investment Company. Aivres was represented by Newmark vice chairman Joe Kelly.

“Aivres’ lease on Kato Road underscores Fremont’s pivotal role as the manufacturing backbone of the Bay Area,” said Hofer. “As AI continues to surge, it’s not just transforming digital landscapes—it’s reshaping physical ones too, fueling a new wave of demand for industrial real estate across Silicon Valley. This deal highlights how cutting-edge innovation is increasingly rooted in strategically located, high-capacity facilities.”

Fortress has undertaken extensive upgrades to the property, including enhancements to the electrical infrastructure, fire sprinkler system and interior.
