AI Company Signs Full-Floor Downtown Lease  

JLL has facilitated a lease for Captions, an AI video company, at 71 Fifth Ave. in Downtown. Captions will occupy the entire sixth floor, totaling 15,202 square feet, in the 11-story office building owned by Madison Capital and Lubert Adler Partners. 

Founded in 2021, Captions is known for its AI-powered products supporting video creation and editing, with over three million creators using its platform. The building, originally constructed in 1907, has been fully modernized by Madison Capital since its acquisition in 2017, featuring new entrances, lobbies, elevators, and façade enhancements. The fifth and sixth floors are newly built and move-in ready. 

A JLL team that includes Mitchell Konsker, Ben Bass and Dan Turkewitz and Kyle Young exclusively represents 71 Fifth Ave. and worked on the Captions transaction with Madison Capital’s Jonathan Ratner and Cindy Chang. The tenant was represented by JLL’s Kyle Riker.
