AHF Closes on Carson Warehouse Buy

The AIDS Healthcare Foundation (AHF) purchased a 53,978-square-foot warehouse/distribution facility at 18421 S. Main St, in Carson for $20,000,000. The seller, Shultz Properties, was represented by Kidder Mathews brokers Andrew Dilfer, SIOR, GLS; Luke Staubitz, SIOR; and Harvey Beesen, SIOR. The buyer was represented by Ram Rafiee at BRC Advisors.

Based in Los Angeles, AHF is a global nonprofit that provides medicine and advocacy to those in need, regardless of ability to pay. It is currently the world’s largest provider of HIV medical care.

“This is an exceptional property, and we are gratified to know that it will be utilized to sort and distribute life-saving medicines to pharmacies throughout the world,” said Dilfer.

Staubitz added, “Industrial building sales in the South Bay of this size have been limited in 2023 given the instability in the debt markets, borrowing costs, and rising cap rates. This successful closing demonstrates that some significant sales are crossing the goal line, even in the current climate.
