Marathon Oil renovation Houston

After Upgrades, Marathon Oil Tower is a New Building

M-M Properties purchased the Marathon Oil Tower located at 5555 San Felipe in Houston in 2018, and recently completed a $15 million interior renovation project there. The 1.2 million-square-foot class-A office building is located in the West Loop/Galleria submarket.

Numerous upgrades were made to transform it into an essentially new building. The improvements include three full floors of curated amenities:

  • The redesigned lobby lounge includes a coffee bar, new collaborative seating areas and a large media wall
  • Café 5555, a food-hall style café on the first floor of the building, offers remote ordering capabilities as well as full-service catering and event planning
  • Fit 5555 is a full-service fitness center on the third floor
  • A new freestanding restaurant space is planned and will be located on the east lawn of the building

The building upgrades have already prompted new office leases. Serendipity Labs, a flexible workplace provider in Houston, signed a lease for 28,000 square feet and will occupy the entire 20th floor of the building. Beginning in 2022, 21 contiguous floors totaling 600,000 square feet will be available for lease. 

CBRE’s John Spafford, Elliott Hirshfeld and Madeline Gregory are the exclusive office leasing representatives. CBRE’s Bruce Wallace and Radkey Jolink are leasing the restaurant space.
