AEI Picks Up Tractor Supply Location in Belton

The Ficke Team of Colliers International, led by Geoff Ficke, Zack Ficke and Jack France, facilitated the sale of the Tractor Supply store at 620 West US Hwy. 190 Service Road in Belton. The 19,000-square-foot building was sold by Stroud Companies to AEI Capital. 

The property was built in 2019 for Tractor Supply, the largest rural life retailer in the United States. Headquartered in Brentwood, TN, Tractor Supply operates 2,043 retail stores in 49 states.

“This property was a build-to-suit and still has 14 years remaining on the lease with four five-year options and features 5% escalations every five years,” said Geoff Ficke. “Our team exclusively represented the Seller and produced six offers after executing a very broad national marketing campaign”.  “Our client elected to proceed with a REIT that closed on the sale in about 35-days, all cash.”
