Adolfson & Peterson Completes Dallas Office to Retail Conversion

Adolfson & Peterson Construction (AP) recently completed the shell construction of The Seam, Asana Partners’ 160,000-square-foot upscale shopping and dining destination in Dallas’ Design District.   

Construction began in March 2025 to renovate the former Oak Lawn Design Plaza at 1444 Oak Lawn Ave. The multi-million-dollar adaptive reuse project repurposed the 1970s-built, nine-acre office park into nearly 50 spaces for retail, restaurants, wellness providers and showrooms, set in an open-air environment. 

Morris Adjmi Architects was the design architect, and GFF Design was the architect of record.

AP handled all aspects of infrastructure upgrades and shell construction as well as improving the existing buildings by upgrading facades with new exterior insulation finish systems (EIFS). The project also included an MEP overhaul and structural improvements with the addition of new steel and roof work.
