Tqwo full-floor tenants have committed to space at 100-104 Fifth Ave. near Union Square

Adobe Grows Union Square Footprint by More Than Half

Adobe, best known for software such as Photoshop and Illustrator, is expanding its presence at Clarion Partners’ 100-104 Fifth Ave. The tenant is taking an additional floor of 16,244 square feet, growing its footprint at the 19-story Midtown South office property by more than half, to about 46,000 square feet in a seven-year lease.

Brian Given of Colliers International represented Adobe, which is headquartered in San Jose, CA. Grant Greenspan and Michael Kaufman of the Kaufman Organization represented Clarion Partners.

Built in 1906, 100-104 Fifth sits near Union Square between 15th and 16th streets. A partnership of the Kaufman Organization and Invesco Real Estate acquired the 303,823-square-foot property for $93.5 million in 2010. Just three years and $9 million in renovations later, Clarion paid $230 million to acquire it from the partnership.
