Addressing Bay Area Pain Points: Hybrid Co-Living, Co-Working Dev Proposed
Realtex wants to build a 13-story mixed use development in San Francisco that is envisioned as a blend between co-living and co-working. The proposed 475 Bryant hybrid project at 4th and Bryant streets, would offer both uses on the same floor.
The concept would work to ease some of the challenges tech companies in the Bay Area face by offering convenient housing options in a prime location. The building would total roughly 200,000 square feet, and be built on a 20,000-square-foot site the developer assembled from two parcels, which currently house a gas station and low-rise industrial building.
The San Francisco-based developer envisions about 400 studios measuring 200 square feet placed around floor perimeters. That would leave interior spaces for common areas or co-working spaces. Realtex plans to commence the project approval process in the coming months, which is expected to span a couple of years.
