
Acquisition Financing Arranged for Historic Seattle Georgetown MXU Campus
ScanlanKemperBard (SKB) secured $32.5 million in acquisition financing for the Original Rainier Brewery, a four-building, 187,466-square-foot creative, mixed-use campus in Seattle’s historic Georgetown neighborhood. HFF’s Tom Wilson and Zachary Kersten worked on behalf of the borrower to arrange the three-year, floating-rate loan, with two one-year extension options with a debt fund.
SKB plans to further elevate the stature and improve the property, while maintaining the historic integrity. Constructed in the early 1900s as the brewery for Seattle Brewing and Malting Company, it eventually housed Rainier Beer. A designated landmark, the asset was held by Seattle-based Sabey and encompasses the Bottling Plant, the Malt House, the Warehouse and the General Office, as well as two land parcels.
The buildings are designed for creative industrial/light manufacturing uses and feature natural light, exposed brick, original flooring, historical detailing and unique layouts. Located at 5624-6004 Airport Way S., the 92%-leased building has 55 tenants, including REI, Patagonia, Keen and Elysian Brewing Company.
