Ace Pickleball, Dave & Buster’s Take Over Shuttered Sugar Land Retail Space

Ace Pickleball and Dave & Buster’s will take over a former sporting goods store in Sugar Land. The Houston Business Journal reports Ace’s lease will be for 33,740 square feet, and Dave & Busters will be 30,613. A public filing indicated Dave & Buster’s could spend close to $5.5 million on the project.

The retail center will be on the northeast corner of the Grand Parkway and U.S. Highway 59. It’s owned by Phillips Edison & Company Inc. It would be the fourth Houston-area Dave & Buster’s, and for Ace Pickleball, it will be the second franchise location in Greater Houston. The space, which hopes to open before year end, will have 12 pickleball courts. The construction is estimated to cost $850,000.

Ace Pickleball Club was founded in 2023 by former team members of Sky Zone Trampoline Parks and opened its first location — a corporate-owned site — in Roswell, Georgia. It now has 13 locations in 12 states. The company has sold 130 franchise agreements across the country,
