ABS Arranges Quintet of Midtown South Leases

With Midtown South representing one of two office submarkets where absorption has picked up, ABS Partners Real Estate’s Ronald Zimmerman and Andy Udis have arranged five leases in the area.

These include a pair of deals at 152 Madison Ave. (pictured): Promemoria for 4,660 square feet, and Gammon and Associates for 3,885 square feet. Isaacs & Company represented Promemoria, Murray Hill Properties represented Gammon, and ABS represented building owner Heskel’s Paramount LLC.

At 8 W. 38th St., Zimmerman and Udis represented owner Fraglow Realty in leases by Apple Ophthalmology for 4,700 square feet and Lofty LLC for 3,500 square feet. And at 9 E. 37th St., Human Resources International is consolidating its space into 5,132 square feet.

“The sweet spot for many firms is consistently under $50 per square foot,” said Zimmerman. “Midtown South is where they can still find that kind of tremendous value.”
