95-Unit NoVA Build-to-Rent Changes Hands 

Ari Azarbarzin and Gabe Tovar, leading a Northmarq specialty Build-To-Rent team, have closed the sale of West Wind, a 95-unit build-to-rent community in Stephens City, VA. 

Northmarq represented the seller, with additional team members including Chris Doerr, Will Harvey, Shack Stanwick, Matt Straughan, Wink Ewing, and Anthony Pino. Northmarq’s Debt + Equity team, consisting of Tom Peloquin, Cabell Thomas, and Rich Choisser, secured acquisition financing for the buyer, a joint venture between RockBridge Investment Group and DSP Real Estate Capital. 

West Wind, completed in 2023, features two-story, three-bedroom townhomes equipped with smart-home technology. Residents can enjoy the community’s pet- and family-friendly amenities, including scenic surroundings, walking trails, and an outdoor play area. “Investors were drawn to this offering because of dynamic growth in the Winchester region, and its strategic location within commuting distance of Washington D.C. and the Dulles Technology Corridor,” said Azarbarzin.
