$91M ‘Green’ Construction Loan to Fuel Denver-Based Project

Landing some “green funds” to begin their new “green project,” co-developers Hines, Ivanhoé Cambridge and McCaffrey have secured a $91-million Green Construction to pursue the partnership’s new 235,000-square-foot office building project in Denver’s River North Art District, to be called T3 RiNo.

The present T3 RiNo structure/complex is designed to attain a LEED Gold certification for the protection of the environment and limitation of carbon emissions.

The requirements of the loan include the tracking of the project’s compliance towards LEED certification, throughout the life of the loan.

The loan meets the standards set out by the industry-standard Green Loan Principles as established by the Asia Pacific Loan Market Association, the Loan Market Association and the Loan Syndications and Trading Association as of February 2021, according to a release.

The release also states that “Additional certifications the property is expected to achieve include WiredScore Platinum for adaptability of infrastructure to future technological advancements, WELL for the health of its interiors and ENERGY STAR for energy efficiency.”

Past Green Loan collaborations between Ivanhoé Cambridge and Hines include CIBC SQUARE 141 Bay in Toronto and Corporativo Neuchâtel in Mexico City.
