903-Acre Wildcat Ranch Acquired, MPC Planned

SOCFM Developer LLC bought Wildcat Ranch, a 903-acre property in Kaufman County, from Dallas developer James Mabrey. The new owner is partnering with PMB Capital Investments to develop the acreage at U.S. 175 in Crandall, TX, into a master-planned community containing 3,100 homes. Trez Capital provided acquisition financing and development funding for the project.

The location, approximately 25 minutes southeast of Dallas, will also include amenity complexes, open space and a broad entry boulevard. Also on site is a new elementary school, which will open in time for the 2019-2020 school year. Home builders include K.B. Homes, Beazer Homes, and D.R. Horton Homes, with the first housing scheduled for delivery in late 2019. Prices will start in the $200,000s.

Patrick Sessions with SOCFM said that Kaufman County’s growth was a deciding factor in proceeding with the development.
