Colliers announced the sale of a 100% leased medical office building in West Henderson for $46.1 million. Colliers says it’s the largest sale of a medical office building in 2025. Sheq Properties was the seller. The four-story medical office building at 1655 E Cactus Ave. has been the home for Optum’s Cactus Healthcare center.

At over 82,000 square feet, it is Optum’s largest facility in the region, consolidating adult medicine, specialty care, an onsite pharmacy, and wellness programming under one roof. It also offers an Optum Community Center that is free and open to everyone over 55 years old. It illustrates the growing demand for accessible, comprehensive care close to home. It has 71 exam rooms, offices, conference rooms, common areas, and amenities.

Colliers Mark Schuessler, Sean Fulp, Jordan Selbiger and CJ Kodani led the marketing efforts and brokered the transaction as exclusive advisors to the seller.
