766K-SF Sarasota Cold Storage Facility Available for Lease

The former United Natural Foods distribution center at 6100 McIntosh Road in Sarasota is available for lease. The 766,579-square-foot space, representing approximately 82% of the 929,856-square-foot Gulf Coast Gateway building, includes 202,857 square feet of cold storage, believed to be the largest block of its kind that is available in the state.

Nick DeVito II and Brie Tulp of Ian Black Real Estate, Lisa Ross and Trey Carswell, of Cushman & Wakefield, are the listing agents on the property. Agellan owns the building.

Originally constructed by Winn-Dixie in 1981 for grocery distribution, the property has a long history as a major food logistics facility.

Another value-add of the property is the adjacent IOS land. The space offers tenants additional space for trucks, trailers, equipment or other outdoor storage.

Ross added, “The combination of significant cold storage capacity, dry warehouse space, existing specialized infrastructure and adjacent IOS creates a highly flexible solution for a wide range of users.”
